OUR CONFIRMATION TO YOU

Our confirmation should show your Reservation Number, which should be referred to if you need to contact Palm Tree Vacation Homes in regards to your booking.

BOOKING CONDITIONS & DEPOSITS

A booking deposit of $190 (or £100) per week is required with your completed booking form. The booking will be confirmed to you in writing within 10 days of receipt of your deposit. Once the booking is confirmed the deposit will be subject to the cancellation charges below, and will be deducted from the full rental amount due.

Payment of the outstanding balance shall be due at least six weeks before start of the rental period. Upon payment of the outstanding balance, the client shall be required to pay a refundable security/breakage deposit of $190 (or £100). This deposit will be refunded to the client as soon as possible and no later than 30 days after the client has vacated the property, less any cost of any breakages or damage caused during the period of rental in accordance with the managing agents report. Reservations made within 8 weeks of the start of the rental period require full payment at the time of booking.

If payment of the balance is not received by the due date, the owners reserve the right to give notice in writing that the reservation is cancelled and in such cases the booking deposit will not be refundable.

OUR CANCELLATION POLICY

In the event of cancellation, notified more than 6 weeks before the start of the period of occupancy, the booking deposit of $165 (or £100) will be forfeited. Only in the event where the property can be re-let over the same period will the deposit be refunded, less any expenses incurred in so doing.

 In the event of cancellations notified 6 weeks or less before the start of the period of occupancy, the following cancellation charges shall apply, in addition to the forfeit of the booking deposit ;

All cancellations must be made in writing (or e-mail) and will take effect on the date of receipt.

ARRIVAL & DEPARTURE TIMES

Clients may gain access to the property from 4:00pm on the day of arrival. The property must be vacated by 10:00am on the day of departure, unless otherwise arranged and agreed.

WHAT TO BRING

Although we try to provide everything that you will need for your stay in our holiday home, there are things that a guest might desire which are not provided. For example, you may wish to pack your own washcloths and beach towels as these are not provided. Please be careful not to use the bathroom towels by the pool as the pool chemicals can bleach them.

Since, unlike hotels, we do not have a supply closet down the hallway, anything that gets used up cannot be re-supplied, such as laundry or dishwasher detergent, soap, trash bags and toilet paper (an initial supply of which is left in each bathroom). There is a full service grocery store within an easy drive of our home where these items can be purchased.

If you require a “crib” this may be organized with our management company by prior arrangement and payment of a small charge.

SORRY, NO SMOKING OR PETS

No pets are permitted in the property or on the Windsor Hills development. Please note that if it is discovered that a pet has been in our home, there is an automatic charge of $400 (or £225) to cover the cost of professionally cleaning all carpets and upholstery. There is an additional charge should a pest control company’s services be required.

Our home is strictly a no-smoking property. If you smoke we request that you do so outside, there is an ashtray provided in the lania should you require.Thank you for your help and understanding

PROPERTY OCCUPANCY LIMITS

Please note that Florida law puts strict limits on the number of occupants permitted to stay overnight in vacation homes. These are:

2-Bedroom home:  6 persons

3-Bedroom home:  8 persons

4-Bedroom home: 10 persons

5-Bedroom home: 12 persons

6-Bedroom home: 14 persons

Please note that the authorities police this law and that they have the power to spot-check homes at any time for infringement. In the event of higher occupancy than that permitted you will be required to vacate the property. In this event there can be no refund of the rental payment.

HELP AVAILABLE

Our Managing Agent Palm Tree Vacation Homes work hard to please all our guests, however problems can occur and things can go wrong. As with all properties, our home can encounter unexpected maintenance problems from time to time. Any problems regarding the property, including any breakdown of equipment should be immediately reported to our Management Company (Palm Tree Vacation Homes). You can reach them at 407 397 9640. They will be happy to listen and do everything they can to put right anything that is wrong, usually within 24 hours. On returning your key at the end of your stay, please inform us of any maintenance items that need attention so that we can have them put right for the next guests.

We cannot however accept, be responsible for or be liable in respect of loss, damage or charges caused by outside forces (e.g. Strikes, floods, closure of airports, weather conditions or other events beyond our control).

All guests are strongly recommended to take out comprehensive travel and holiday insurance to cover cancellation, accidents/illness , personal belongings, damage, etc.

WHAT WE ASK FROM YOU

The client agrees to be a considerate guest and take good care of the property and leave it in a clean and tidy condition at the end of the rental period. The owner reserves the right to make a deduction from the security deposit to cover additional cleaning costs if the client leaves the property in an unacceptable condition, as assessed by the managing agent. The client also agrees not to act in any way that would cause disturbance to any residents in neighbouring properties.

The client agrees to abide by the rules and regulations of the Windsor Hills Community, including guidelines for use of the clubhouse, pool amenities and services (available from Windsor Hills Master Community Association Inc.)

It is important that you check all the details on the booking form, as this together with these terms and conditions form the basis of the contract between us.
